Common questions

What to know before you enquire.

Can you review extension drawings and builders’ quotes?

Yes, subject to an agreed scope and the documents supplied. I can highlight practical construction considerations, scope gaps, allowances and clarification questions. This does not replace an architect, structural engineer, building control approval, contract administrator or designer.

Does a survey review replace my original surveyor's advice?

No. A review is a separate explanatory service based on the documents and information supplied. It does not replace the original survey, a formal RICS Home Survey, a valuation or advice from a structural engineer or other specialist.

Can you identify every defect in my property?

No. A remote review is limited to the information provided. A visual inspection is limited to accessible areas and the agreed scope; concealed or specialist issues may require further investigation.

Can you give me a repair cost?

Where there is enough reliable information, an indicative range may be provided. It is not a fixed quote, and actual costs depend on access, specification, location, opening-up and contractor pricing.

Do you carry out the repairs you recommend?

The intended service is independent advice rather than selling repair work. Any actual or potential conflict of interest should be disclosed before accepting an instruction.

Where do you work?

The initial focus is South Wales for on-site work. Remote document reviews may be possible elsewhere in the UK, subject to the property, the request and the agreed scope.

Are you a RICS Chartered Surveyor?

No RICS status is claimed on this website. A M Property Consultant's stated credential is MCIOB Chartered Member of the Chartered Institute of Building. The service is not advertised as a formal RICS Home Survey or valuation.
