Who this is for
Homeowners planning an extension, loft conversion, refurbishment or significant alteration who have drawings or contractor quotations but want an experienced second opinion on scope and practical construction issues.
What I can review
Architectural drawings and the written scope supplied; apparent gaps or inconsistencies between documents; quotation inclusions and exclusions; provisional sums; allowances for access, drainage, roofing, finishes and making good; and questions to raise with the designer or builder.
Possible packages
Initial document and quotation sense-check; comparison of multiple builders’ quotations; or a separately scoped follow-up consultation to help prepare a list of clarifications before signing a contract. Site visits or project monitoring could be quoted separately if offered and insured.
Important limitations
This is not architectural design, structural engineering, Building Regulations approval, planning advice from the relevant authority, contract administration or a guarantee of final cost. Design responsibility and statutory approvals remain with appointed qualified professionals and the relevant authorities.
