What you receive

Clear answers, not another complicated report

Whether you have a RICS Level 2 or Level 3 Home Survey, a building survey or a suitable specialist report, I can help you understand the observations, the questions worth asking and where further professional input may be needed.

  • Key findings summary — the significant issues explained in straightforward language, based on the information provided.
  • Priorities and next steps — which matters appear more urgent, which require clarification and what might be monitored.
  • Practical repair implications — what proposed works may involve, and indicative cost considerations only where the evidence supports them.
  • Questions to ask — points to raise with the original surveyor, seller, solicitor or appropriate specialist.
  • Written review — a concise, branded PDF summary you can refer back to.
  • Follow-up discussion — one telephone or video call of up to 20 minutes to clarify the written findings.

Designed for homebuyers who...

Are worried by red or amber condition ratings; want to understand a possible damp, roof, structural or maintenance issue; need help deciding which follow-up quotations or investigations to request; or simply want an experienced construction professional to explain what the report says.

How your review works

  1. Enquire: Tell me the property type, report type, approximate page count, your main concerns and any purchasing deadline. Please do not send confidential documents with your initial enquiry.
  2. Scope and quotation: I check whether the report is suitable for a desktop review, confirm what is included, the fixed fee, expected delivery date and engagement terms.
  3. Secure document sharing: Once instructed, you provide the report and any relevant supporting information through an agreed secure method.
  4. Written review: I assess the material supplied and prepare a concise summary of key findings, questions and suggested next steps.
  5. Discussion: We arrange the included follow-up call to discuss your written review.

What's outside the standard scope?

The standard service covers one existing report for one residential property, subject to a suitability check. Particularly extensive or complex reports will be individually quoted before instruction. Additional documents, multiple properties, unusually lengthy reports, extensive cost plans, negotiations with sellers, site visits and specialist technical assessments would require a separate agreement.

Important limitations

This is an independent desktop review of third-party documents, not a new property survey. I do not visit or inspect the property as part of this package, independently test reported defects, confirm concealed conditions, provide a valuation, structural engineering design or certify compliance. The review cannot replace the original surveyor's inspection or professional advice, and it should not be treated as a guarantee that all defects have been identified.

Recommendations and any cost indications depend on the accuracy and completeness of the material supplied. Where uncertainty is significant, you may need clarification from the original surveyor, an on-site inspection or a suitably qualified specialist before making a purchase decision.

About your reviewer

A M Property Consultant is led by a Chartered Member of the Chartered Institute of Building (MCIOB), with over 27 years' experience across construction, housing and property surveying. MCIOB is a construction professional designation; this service is not advertised as a RICS Home Survey or a service provided by an MRICS surveyor.

Common questions

Can you review a RICS Level 2 or Level 3 survey?

Yes, subject to an initial suitability check. The service explains the existing report; it does not repeat or replace the original survey.

Will you tell me whether to buy the house?

I can help you understand the risks, uncertainties and further enquiries. The decision to purchase remains yours, informed by your surveyor, legal adviser, lender and any relevant specialists.

Can you provide repair costs?

Where the report provides enough detail, I may discuss indicative cost considerations or broad allowances with clear assumptions. A reliable quotation normally requires a contractor to inspect and specify the work.

How quickly will I receive it?

A delivery date will be agreed before you instruct me. Urgent requests can be considered, subject to availability and the report's complexity.
